Most people start with the fun part — the sofa, the tiles, the paint.
Then they wonder why the finished home feels a little off.
Here’s the thing: a home isn’t decorated into shape. It’s built in an order. Skip a step, and every choice after it fights the ones before it.
So here’s the order that actually works.
Step 1: Measure first: Get the real dimensions before you plan a single thing. Guess here, and everything downstream is wrong.
Step 2: Set your zones: Group the public rooms — living, dining — on one side. Keep the private rooms — bedrooms, baths — on the other. Privacy is a layout choice, not just a door.
Step 3: Plan how you move: Decide how you’ll walk through the home — down the middle, along one side, or split. Circulation comes before furniture, not after.
Step 4: Chase the light: Put the rooms you live in toward the best light and view. Push storage, stairs, and utility toward the dull side. Garden on one side, a blank neighbour’s wall on the other? Bedrooms face the garden. The staircase faces the wall.
Step 5: Size the rooms: Give each room a real minimum. A bedroom wants about 3 x 4 m (10 x 13 ft). A kitchen, about 3 x 2 m (10 x 7 ft). Rooms that are just “whatever’s left over” always feel off.
Step 6: Mark the structure: Load-bearing walls and columns are fixed points. Place them before you fall for a layout they’ll never allow.
Step 7: Build storage in: Decide where it goes now — not once everything else is placed. Storage added later always eats a room.
Step 8: Then plan power and plumbing: Switches, sockets, taps — placed around how you’ll actually use each room. Bedside switches where the bed will be. Not where the wall was easy to wire.
Do these eight, and you’ve handled 80% of a home that just works.
Here’s the last 20%: do them in this order, and never jump backward. Pick furniture before you’ve set zones, or paint before you know the light, and you’ll solve the same problem twice. The order is the secret.
So before your next decision, ask one question: which step am I actually on? Start at one. Don’t skip.
A good home isn’t luck. It’s sequence.
